3 Home-Selling Taboos That Will Send Buyers Running

Carpet is definitely not a selling feature in a modern home. Today’s buyers prefer hardwoods, tile, cork, or virtually any other flooring material over carpet. That’s true for every room in your home – even the bedrooms, where carpet has been a traditional holdout. Buyers want to put in their own area rugs (or forgo them completely) rather than live on carpet that someone else has been barefoot on.
What to do: If your home has carpet, you need to know that it’s not a huge project to tear it out. In fact, you can hire a professional to come in and replace all your flooring at a reasonable cost that will most likely pay for itself at closing. If ripping out the flooring isn’t in the cards for you, your real estate agent may suggest that you offer buyers a credit that goes toward the project after they buy.

Home-Selling Taboo #2: Bold Accent Walls

Though accent walls can add character to your home, they’re not something that buyers want to see. Buyers like to see a clean slate from which they can decorate the space as they choose, and your accent wall most likely doesn’t fit that bill. If you have an accent wall that’s painted in a bold color, it’s worth hiring a professional who can come in and neutralize it. The fact is that most accent walls don’t translate well in buyers’ eyes. You are better off ensuring that all the walls in one room are the same color, and further, ensuring that that color is neutral.
There’s one more thing to consider, too: Although wallpaper is appropriate in some decorative situations, it’s best if you remove what you have before listing your home for sale. Again, that’s because buyers prefer a clean slate. They want to make the decorative choices that suit their own tastes rather than moving into someone else’s.
What to do: If your home features accent walls or wallpaper, you should hire a professional to change things up for you. Neutral is always the way to go when you are selling a home in Scottsdale (or anywhere else, for that matter).

Decor should accent your space and highlight its best features; it shouldn’t steal the show. That’s because this type of decor could make or break a sale. Even if buyers really like your home, decor that doesn’t match their personal preferences can be off-putting and give them an unfavorable impression.
What to do: Take down any political, religious or other personalized decorative items. Replace them with more neutral items, like those you’d see at your favorite luxury hotel. You want buyers to see that your home is tastefully appointed, but you don’t want them focusing on your decor; instead, you want them focusing on your home’s best features.
