Having served the Scottsdale area for close to 20 years, we have seen staging grow in popularity as a marketing tool for Realtors and sellers when selling a home.  The million dollar question is often: Should a sellers incur the added expense of staging when selling a home?
Many believe that a staged home will sell more quickly and at a higher price than a home that is not staged.  That may or may not hold true since each client and her home is unique.

A sale depends on many variables.  List price, location, condition of the property, days on market, and market and economic conditions are considered major factors in the sale equation.
A first impression can certainly set the stage for an offer but doesn’t necessarily command a best possible price.
Presentation of the home is most definitely a discussion to have with your Realtor prior to or during the listing appointment.  They may suggest a consultation with a staging professional or it may be a strategic tool to be used later if the property is lingering on the market.
Your home might just need “tweaking and de-cluttering” or it may need professional staging of a few primary rooms. A vacant property may require a complete staging package.
If the decision is to move forward, there are basic questions to be covered prior to signing a contract with a staging company.  Here are a few to think about:

  • What is the stager’s plan of action?
  • What is the cost (does it cover delivery, tax, and insurance)?
  • Is the staging company bonded and accredited?
  • What is their prior experience or track record?
