Luxury Scottsdale golf homes are trailblazers in the market comeback


Have you heard? The Arizona real estate market and Scottsdale golf homes are coming back strong in the economic recovery! And in case you’re wondering which areas in Scottsdale are doing the best, we’ve introduced our Battle of the Neighborhoods 2015 report.
The neighborhoods up for the title: Ancala, DC Ranch, Desert Highlands, Desert Mountain, Grayhawk, Silverleaf (technically part of DC Ranch but tracked separately), Troon and Troon North.
These neighborhoods were selected based on a variety of factors, but namely that they had reliable data and enough transactions for comparison. In this battle, the “best” community was determined simply by home value appreciation. With help from Michael Orr, Director of Real Estate Studies at ASU, we measured the percentage of change from May 2011-May 2015 in average annual sales prices per square foot.
Although the home sales averages in all eight luxury Arizona golf communities increased dramatically in the four year time span-almost 40% on average-there was one clear winner: DC Ranch.
DC Ranch’s average price per square foot increased by 41%, followed closely by Silverleaf with a 38% increase. There’s no one reason for this victory, but we speculate that the location, variety of pricing and housing options, and superb amenities make these neighborhoods desirable to a variety of buyers.
When compared with other Arizona golf course communities, Scottsdale continues to be a front-runner in the comeback since the Great Recession. The top neighborhoods in Maricopa County were examined and evaluated based on single-family home sales over the last year (July 2014 – July 2015). Of the top 50 zip codes for sales, Scottsdale occupied five of the first 14 slots in the following areas:

  • 85255 – $818M
  • 85262 – $440M
  • 85254 – $353M
  • 85259 – $308M
  • 85260 – $274M

For further comparison, the average across all zip codes in Maricopa County was $125M.
It’s important to note that some Scottsdale zip codes like 85255 (which came in at number 1 on the entire list of 50) are much larger than other zip codes. That zip code actually brings in more sales than 41 of the smallest zip codes combined. 85255 is also home to some of our battling neighborhoods, including DC Ranch, Troon, Desert Highlands and Grayhawk.
