If you’re thinking about selling your home this winter, your REALTOR® has probably already talked to you about staging – the art of making your home as appealing as possible to as many people as possible.It’s no secret that a lot of people are considering buying a new home this winter because their current homes just aren’t up to par. Some buyers just don’t have enough space (including home office space) to continue working from home, and that means if you can show people how versatile your guest bedroom is, you have a key selling point working in your favor. Here’s what you can do to modernize your guest room so buyers fall in love:

  1. Install a loft
  2. Spring for an upholstered headboard
  3. Put in a workspace
  4. Improve the lighting

Guest Bedroom Tip #1: Install a Loft

Loft sleeping means more room on the floor, so it may be in your best interest to hire a contractor to do a little work. (You should always talk to your REALTOR before making a major investment, though.) If you have a loft bed built right into your wall, there’s room for a desk or play space – and that can put your home on buyers’ short lists.

Guest Bedroom Tip #2: Choose an Upholstered Headboard

Comfort is the name of the game in bedrooms, so think about adding an upholstered headboard to the bed in your guest bedroom. People are looking for places to relax – havens within the house – and if you can provide it, you’re in good shape when it comes to making a good impression. Even better, you’ll have a cozy, upholstered headboard on your guest bed in your new home.

Guest Bedroom Tip #3: Put in a Workspace

If you have a guest bedroom that’s roomy enough to double as a home office, showcase it. Add a desk and bookshelf so buyers can see that the room is versatile – and so they can visualize themselves using it when they buy your home. Don’t overdo it, though. Keep everything as simple as possible. And if the space looks too cluttered or crowded with a desk, choose a path for it; make it a home office or a bedroom, but not both. You don’t want buyers to feel cramped, even if they’d rarely use the space after buying your home.

Guest Bedroom Tip #4: Improve the Lighting

Lighting can make or break a sale. Choose a new, modern fixture that illuminates the entire space – preferably one with a dimmer switch built in – so buyers can see exactly what they’re getting when they buy your home.
