Real estate agents do a comparative market analysis, or CMA, to figure out how much a home is worth – that’s standard across the industry. However, you want to dig a little deeper when you ask this question. A CMA includes homes comparable to yours that have sold in the past few months, homes that haven’t sold, and homes that are currently on the market – but you want to know what homes a real estate agent will use to compare to yours.
In order for a CMA to do you any good, the homes have to be similar to yours and close to yours geographically. For example, if you live in a specific Scottsdale golf community, the homes your agent uses should either be right in your community or in one that’s very similar (and nearby).

You need to make sure that the agent you choose to sell your home is familiar with yours – its amenities, its location and even things like its schools and commute times.
