Staging Tip #1: Declutter

Before you can start staging your home, remove everything that gets in the way. Go through each room and pack up everything you haven’t used in 6 months or more – you can choose to donate, sell or keep it, but the point is to get it in a box and whisk it away from the room. The fewer items in a room, the larger and easier to clean it looks, and that’s the image you want to sell to buyers.

Staging Tip #2: Depersonalize

Take down personal effects, eclectic art and family photos. You need to appeal to as many prospective buyers as possible, and the best way to do that is to make your home impersonal. In the absence of your personal effects, buyers can more easily envision their own belongings in your space.

Staging Tip #3: Clean

You’re selling the idea of an easy-to-maintain, completely beautiful golf home, so clean everything from top to bottom. You can save time and energy by hiring professionals to come in and spruce things up, too. Shine the fixtures, clean the baseboards, wash the windows so they’re streak-free… you get the picture.

Staging Tip #4: Freshen the Paint

You may not need to repaint the home’s entire interior, but you definitely need to tackle rooms that have seen better days. A fresh coat of paint goes a long way toward making a home feel newer, which makes potential buyers a bit more comfortable.

Staging Tip #5: Minimize “Stuff”

After the first round of decluttering, most people still have extra “stuff” in their homes. Usually, they’re bigger items – like that old, comfortable recliner that doesn’t match the rest of the furniture in the room or a shelving unit that’s only there to collect miscellaneous knickknacks. If there’s anything in your home that makes a room feel “off” or that interrupts good traffic flow, now is the time to put it in storage. You can pull it back out once you move into your new home.

Staging Tip #6: Group Furniture

Pull all your furniture away from the walls and put sofas, loveseats and chairs into conversational groupings. It seems counterproductive to move furniture away from the walls, but it makes the room look bigger – and that’s what buyers want to see. By putting your furniture together in conversational groups, you’re also selling the idea that your home is great for entertaining.

Staging Tip #7: Add Accessories

After you remove your personal effects – family photos, eclectic décor and other items – you’ll have to replace them with something else. Choose neutral accessories that complement the room’s style, like pillar candles, mirrors or paintings of natural landscapes. That way, you don’t have bare spots with no décor, but you’re not turning off buyers’ imaginations when they visit.
